Run these checks before the first meeting
Search for them. An SEO company that does not rank for its own service terms is telling you something. It is not disqualifying on its own, competitive terms are genuinely hard, but it is a question they should be able to answer well.
Check their own site. Open it on your phone. Time how long it takes. Look at whether the pages have real titles and descriptions. A team that has not fixed its own basics will not fix yours.
Read the reviews with dates. Twenty reviews in one week is a purchase. A steady flow over years is a business.
Look for an address you can visit. Then visit it. An agency with fifty people has an office you can walk into.
The questions that separate teams from resellers
A large share of agencies subcontract the actual work. That is not automatically bad, but you should know, because it decides who you can call when something breaks.
Who does the work, and can I meet them? Ask for the names of the people on your account, not the sales team.
What will you do in the first thirty days? A real answer describes an audit, findings and a prioritised list. A vague answer about "optimisation and content" means they have not looked at your site.
What will you not do? Good agencies decline things. If they will not name anything outside their scope, they are selling.
Who owns the accounts? Your Google Analytics, Search Console and Ads accounts should be registered to your email, with the agency added as a user. Agencies that own your accounts are holding your data hostage.
What happens if I leave? The answer should be that you keep everything.
Promises that are lies
- "Guaranteed number one on Google." Nobody controls Google's results. Anyone guaranteeing a position is either lying or planning to rank you for a phrase nobody searches.
- "Results in two weeks." Paid ads can produce leads in two weeks. Organic SEO cannot, and an agency blurring the two is setting you up to be disappointed.
- "We have a special relationship with Google." Google Partner status is real and verifiable, and it applies to Ads. It confers no ranking advantage of any kind.
- "We will build ten thousand backlinks." Volume link building at that scale means purchased links, which is a penalty waiting to happen.
Read the contract for these four things
Notice period. Month to month is the fairest arrangement for both sides. Twelve-month lock-ins usually protect the agency from its own results.
What "reporting" means. A monthly PDF of rankings is not reporting. You want traffic, enquiries and where they came from.
Ownership of work produced. Pages, content and creative should be yours on exit.
Who pays for tools and ad spend. This should be written down, not assumed.
What a fair proposal looks like
It starts with something specific about your site, which means they looked. It names the handful of problems worth fixing first and says why those first. It gives a timeline with the uncomfortable parts included. It quotes a fixed monthly figure and says what is outside it.
